What does attic air sealing fix in a Windsor house?
The short answer: Attic air sealing in Windsor closes the holes through your attic floor, around wires, pipes, the hatch and the tops of walls, so air stops moving between your rooms and the attic. That cuts drafts, helps lower the power bill and helps keep moisture problems out of the attic. It's done before any new insulation goes in, while those gaps are still easy to reach.
Most calls we get start with a hot room over the garage, cold floors in winter, or an attic nobody in the house has ever looked into. The price moves with how many gaps there are and how big they are, whether old or dirty insulation has to come out through insulation removal before we can reach them, and whether wiring, a roof leak or a fan needs fixing first. The schedule turns on that same prep and on whether your job needs a permit, so the written estimate I leave you with lays out what has to happen first and what it costs for your house.
How can you tell air is leaking through your attic?
Hot rooms upstairs
If the bedrooms upstairs or the room over the garage stay hot long after the sun goes down, attic air is usually slipping in through gaps around lights, wires and the tops of walls. The longer that goes on, the harder your AC works to keep up, and you pay for it on every power bill.
Cold floors and drafty halls
Cold floors and a draft you can feel near the stairs usually mean warm air is escaping up through the attic floor and pulling cold air in down low. More insulation alone won't stop that, so leaving the gaps open keeps the furnace running longer every winter.
Dark streaks in old insulation
When you lift the hatch and see gray or black streaks in the insulation, that's dust left behind by air filtering through a gap underneath. Piling new insulation on top hides the leak without closing it, and damp house air can keep reaching the wood above.
How our crew does attic air sealing
I start by going over the attic for anything that has to be fixed before sealing, because old wiring, a roof leak or a bath fan blowing into the attic needs to be dealt with first or the sealing just traps the problem. Then our crew goes after the big leaks, since that's where most of the savings are, usually where inside and outside walls meet the attic floor, above dropped ceilings, and behind kneewalls, the short walls along the sides of a finished attic. Smaller gaps around pipes, wires and the hatch get sealant or one-part spray foam, larger holes and open soffits get solid blocking, and around a hot flue we use metal blocking and a metal collar instead of foam. We leave the soffit, ridge and gable vents and any combustion air ducts open, because those openings are there on purpose and the attic needs them to breathe.
Sealing is usually the first half of the job. Once the floor is tight, retrofit insulation builds up depth over what's already there, and where ductwork runs through the attic, spray foam insulation can seal and insulate at the same time.
Seal, then add loose fill
This suits most houses, where the ducts aren't in the attic and the old insulation is in decent shape. Closing the gaps first and then topping up with blown-in insulation, loose fill blown through a hose, usually gets you the most for the money because it costs less than foam.
Spray foam when ducts are up there
Foam costs more, but it seals air and insulates in one step, which matters when your furnace ducts run through the attic. That's when I'd point you to it, because it keeps the ducts inside the sealed part of the house instead of out in the attic heat.
What happens after you call about attic air sealing in Windsor?
Here's how a job goes from your first call to a sealed attic floor, and who you'll deal with at each step. Nobody starts work up there until you know what we found.
- Step 01
Call or send a request
Call (707) 687-4455 or send a request, and we'll set up a time for me to come out. If you know of old knob and tube wiring, vermiculite, a pebbly gray-brown loose fill, a bath fan venting into the attic or a roof leak, mention it so I know what to look for.
- Step 02
We walk the attic together
I come out, look over the attic and the rooms below with you, and explain what I find and what has to be fixed first. You then get a written estimate that spells out the order of work and the price for your house.
- Step 03
Our crew seals the floor
Our install crew does the work with a lead installer on site, inside the town's construction hours of 7 a.m. to 7 p.m. Monday to Friday and 8 a.m. to 7 p.m. on Saturday. Sunday work in Windsor needs the Building Official's express permission, so we don't plan on it.
- Step 04
We finish and clean up
Before we leave, the lead installer shows you what was sealed and where, so you see it before any new insulation goes over it. We pack out our scraps and leave the attic ready for the next step.
Attic air sealing in Windsor: permits and who can do the work
Building work in town goes through the Town of Windsor Building Division, which enforces the state building code and the town's own code. Whether your sealing job needs a permit is the Building Division's call, so that's the office to ask, and when your job does need one, we take care of the application, set up the inspections and talk it through with you at the estimate. If you're comparing bids, California lets someone work without a contractor's license only on small jobs within a $1,000 limit, and only when the work needs no permit and they have nobody working for them on it.
Our crew is based in Windsor, and the attics we open here run from older houses with additions and rooms over the garage to newer ones with long runs of wiring and ductwork overhead. We see the same mix on jobs in Santa Rosa and Healdsburg, and the order of work doesn't change.

Why Windsor homeowners call H&M Windsor Spray Foam Insulation
The owner writes every estimate
I come out myself to look at the attic and write the estimate, and our install crew does the work with a lead installer on site. You hear the plan from the person who made it, so you know why each step comes in the order it does.
Small on purpose since 2017
We've been doing this since 2017 and kept the business small, because I'd rather take the time to explain a job than rush it. A job done in the wrong order wastes your money, and explaining first is how we avoid that.
Licensed and insured in California
We're licensed and insured. The state licensing board treats insulation as its own trade, covering anyone who installs insulating material to control heat or sound, so it's fair to ask any bidder about their license.
Getting the order right matters more than anything else up there, so send us a request or call (707) 687-4455 and I'll come take a look.
Attic air sealing questions from Windsor homeowners
How much does attic air sealing cost in Windsor?
There's no flat price, because the cost turns on how many gaps your attic has, how big they are and how much has to happen before we can reach them. Pulling back or removing old insulation, fixing a bath fan that vents into the attic or blocking around a flue all add to it, while an open attic with clean insulation keeps it down. I'll give you your own figure in a written estimate after I've seen the attic.
How do I know if my attic is ready for air sealing?
Your attic is ready when there's no active knob and tube wiring, no vermiculite, no bath fan venting into it and no roof leak. Sealing should also wait in a house with an unvented kerosene heater or gas fireplace. When I find one of these, it gets dealt with first, and then we seal.
Can sealing the attic affect my furnace or water heater?
It can, because a tighter house can raise the chance of carbon monoxide building up if a gas furnace, water heater or dryer isn't venting properly. ENERGY STAR advises having a heating and cooling technician check those appliances for proper venting. If you have gas equipment, I'll bring it up at the estimate.
What is the best way to air seal around recessed lights in the attic?
Start by finding out whether your can lights are ICAT-rated, a rating for lights built to touch insulation and hold back air. Lights without that rating get a cover built over them, and the gap around the cover gets sealed to the attic floor.
Should I air seal my attic even if I'm not adding insulation yet?
Yes, and if you expect to add insulation later, it's worth having the sealing done first while the leaks are still easy to reach. Once a deep layer goes on, finding a gap at the top of a wall means digging through all of it.
Do we have to leave the house while you seal the attic?
Usually not for caulk, blocking and small amounts of one-part foam, and most families stay home while we work. If spray foam is part of the job, the re-entry time, when it's safe to come back inside, follows the foam maker's instructions, and I'll go over it with you at the estimate, kids and pets included.
Insulation work that goes with air sealing
Retrofit insulation
If your attic only has a few inches of old insulation, adding more on top of a freshly sealed floor is how you finally feel the difference upstairs.
Spray foam insulation
When ducts or a furnace sit in the attic, foam at the roofline seals and insulates at once, keeping that equipment out of the attic heat.
